My top priority in buying real estate has been return on investment. Your consultative approach has worked ideally for me. You really listened and understood what was important to me as a buyer. I had several requirements such as a high return on investment, location, privacy, a flat usable yard, easy resale, and assistance with a acquiring the best possible loan. You met those requirements and exceeded my expectations. You put your customer's first. One of best experiences of my life happened while working with you. You noticed that the siding on the house I wanted to purchase was Louisiana Pacific(LP) siding, which there was a class action lawsuit against. By that point, I had fallen so in love with the house, that I would have happily accepted a $2,000 discount so that I could paint and calk any bad boards. The seller was very difficult and watched every dime. You were days away from earning over $10,000 in commission that the seller was going to pay upon closing. You had already worked relentlessly by locating the home, negotiating the deal, finding me the best lending source, personally inspecting the home, and so on-and-on. I was in shock when you told me to walk away from the deal. You reminded me of my goals, one being easy to re-sell and you said that re-selling the house with LP siding would be very difficult. Based on your advise, we walked away and told the seller that we would only be interested if he agreed to redo the siding in hardy-plank siding, which costs over $10,000. The seller was upset and declined to make the improvements. Within five days, the seller called back and agreed to pay over $10,000 for the exterior improvement on top of the $15,000 you already negotiated off the price of the house. On both occasions working with you, the Listing Agents said that you were the best negotiator and agent they had ever dealt with. Anyone purchasing a home without a Buyer's Agent is insane! The seller is paying for the commission, so why wouldn't any buyer want someone representing their best interests at no cost to them?
